AREA PROFILE SOUTHERN SUBURBS

Location:

The Southern Suburbs make up some of the most popular residential and commercial areas in Cape Town. With large plots of land and roomy homes, the area attracts a fairly affluent crowd. The suburbs in the area include Rondebosch, Claremont, Plumstead, Ottery, Wynberg, Newlands, Constantia and Bishopscourt, Pinelands, Observatory, Tokai, Bergvliet, Kenilworth and Steenberg. The demand for offices has alway been high making the area a prime location for your business. Cape Town’s Southern Suburbs lie to the Southeast of the slopes of Table Mountain within rich valleys and vast plains reaching from just south of the Table Bay industrial neighbourhoods in the north to the False Bay coastal suburbs and the Cape Peninsula cliffs to the south, and are crossed North-South by the M3 and M5 freeways. In general, this area is identified as being the more affluent of the Cape Town Metropolis’ sections and includes the city’s most expensive residential neighbourhoods. The Southern Suburbs lie at the base of Table Mountain National Park, a mountainous area that stretches all the way from Signal Hill to Cape Point, creating an impressive backdrop that infuses the southern suburbs with a natural leafiness, in most part due to the frequent blanket of clouds that tend to hang over the mountains, and relative shelter from the wind. 

Commercial Property:

The suburb of Claremont is an important commercial hub in the Southern Suburbs and is the location of several shopping malls. Some of the well-known malls include Cavendish Square and Stadium on Main. this area ia fairly dense with a range of A Grade offices available to let. As many businesses look to move away from the traffic and congestion associated with working in the CBD, they look to the Southern Suburbs which provides top  A-Grade and AAA-Grade buildings which have been refurbished or rebuilt in recent years.. There remain a few B-Grade buildings but land is highly desirable and in short supply which has seen a large portion of previously less desirable buildings upgraded. The Southern Suburbs feature a mix of retail, and commercial properties with a number of beautiful heritage buildings. Amongst these properties there are contemporary modern office blocks, each adding to the appeal of the area. There is also a strong retail element with road side shopping and convenience centres. with demand for offices being high in the Southern Suburbs, rental come at a premium. The average rate per m² is around R160 + with parking rates at around R1,700 per bay. The most popular nose withing the suburb for offices is Claremont, and is is due to its proximty to public transport, adjacencny to many top retail nodes as well as ease of access from the surrounding highways

Public Transport and Roadway Infrastructure:

Public transport runs along Main road, which courses the entire node and runs literally from the CBD, through Woodstock, saltiriver, Observatory all the way to Kenilworth. There is a train station that serves the Claremont area. Highway access is limited to the N3 via Princess Way. Access to bus, rail and mini bus id fairly good in the area.

The most recent Commercial Property development is Draper on Main, located on Main road in Claremont. This is a multi story building offering Premium Grade offices with views of Table Mountain. Draper on Main is in the heart of the fi nancial district in the Southern suburbs, and boasts majestic views of Constantia Mountains.
