The Portside Building is a 139-metre-tall building in Cape Town, South Africa. Completed in 2014, it is the city’s tallest building and at the time of completion, was Cape Town’s first significant skyscraper developed in the central business district (CBD) in 15 years. The property is jointly owned by FirstRand Bank, and Accelerate Property Fund. The bank self-occupies its share of the property, while Accelerate Property Fund is leasing office-and retail space to tenants. The Green Building Council of South Africa (GBCSA) awarded the property a 5 star Green Star rating, making it the tallest Green Building in South Africa. The building was designed to use low energy technology throughout and is the first large building in South Africa to use almost exclusively LED lighting. The building has been awarded a five star Green Star rating from the Green Building Council of South Africa as compliant technologies have been specified throughout.

On a clear day you can see forever. Or so it seems when you’re standing on the top floor of the new Portside building in the north-western block of Cape Town’s CBD. The distinctive mesa-topped mass of Table Mountain looms in the sky in one direction and then, if you turn your head, you find yourself looking at the curved blue swathe of the Atlantic stretching into the distance. In the parking basement there are 1 440 bays, including 70 spaces dedicated solely for hybrid or alternative fuel vehicles, charging stations for electric vehicles, 70 motorcycle bays and ample safe bicycle storage, alongside changing rooms and shower facilities. In 2008 it was initially proposed that the building include a hotel and be 147.6 metres (484 ft) above sea level. However, due to the late-2000s recession and difficulties around securing a hotel management contact the project was put on hold for almost three years and the design was altered.[8] During the design and planning phase, and after extensive public participation, it was decided to keep the building below a certain height so as not to obscure the view of Table Mountain. The 32-storey tower[9] has over 51,500 square metres (554,000 sq ft) of office space with remaining space being used for over 1,382 parking bays[10] and retail outlets. The building was designed to use low energy technology throughout and is the first large building in South Africa to use almost exclusively LED lighting. The building has been awarded a five star Green Star rating from the Green Building Council of South Africa as compliant technologies have been specified throughout.[11]

South African-based architecture studio dhk designed the building. Portside towers at 139m tall, it comprises of basement parking, public interface at ground level, podium parking and 20 floors of office space. The design was inspired by international trends yielding a rectilinear form with a sense of timelessness and expression of structure. The use of LED lighting, storm water recapture, low-embodied-energy materials, and the provision of individually marked, removable and recyclable unitized façade panels earned Portside a 5 Green Star Design rating, making it the tallest green building in South Africa. The building is about 10 meters shorter than the permitted height, so that its visual impact is limited in relation to the geographical context of the city and Table Mountain. The owner of the Portside Tower is Accelerate Property Fund and FirstRand Band Ltd.

Portside is in a prime location in the emerging financial district on the Foreshore, at the corner of Buitengracht, Hans Strijdom Avenue, Mechau and Bree Streets and straddles a city block. At 139 metres high, it’s the tallest building in Cape Town offering over 57 000m² of AAA office space and 1 444 parking bays. The building has 34 floors including basement and podium parking. Portside is a joint venture between FirstRand Bank and Old Mutual and is the provincial headquarters of the various divisions of FirstRand. FirstRand’s investment amounted to R800 million, with a total of R1.6 billion invested between  the two parties. The section owned by Old Mutual has a retail and office component that will be leased, while a mix of cafes and restaurants occupy the ground floor of the building along with a new FNB branch.

The Portside building encapsulates the energy of a rapidly evolving worldclass city, with progressive architectural design features, inspired by a firm commitment to sustainable and responsible development, within a unique location and landscape. The Portside Building offers Premium Space for almost any user with a wide assortment of sizes to suit most business.
